View ArticlesIn this contract, you'll view a more creative outlook at fixing a rental unit for re-rental. We used various techniques such as, faux-finishing, fool the eye and rich trendy colors for two reasons.
One: When a home looks freshly painted and well maintained, it rents faster.
Two: If it's in trendy new colors, the odds of damage are far less, due to the tenant's liking of their surroundings.
Granted, some folks still like their white walls for a clean contemporary look, however, in the case of rentals, faux finishes can hide bumpy old walls and hide dents or previous poor paint jobs. They also have a way of preventing further damage, as a new Renter, who rents because he/she likes the look, will take better care of the home.
This home was rented prior to completion of the contract, so we had a rush on to finish. When the viewer saw the finished kitchen and what we had started in the rest of the house, they immediately signed a lease.
The Home Owner was so pleased with such immediate results that we were kindly rewarded!

Rental Face Lift 2003
Click to View All Pictures of this ContractThis 5 Bedroom Bungalow, with an additional Family Room and Kitchenette, was quite the task due to damages and dark hard to cover, colors of paint.
The Kitchen walls were basically painted Red.
To cover this with minimal paint, a Marbled Faux Finish was used on the lower part of the wall. This was to camoflage the older walls, as well as to enhance and co-ordinate colors with the Black Stained Cupboards.
This is the section going to the Washroom and 2 Bedrooms. The Archway leads into the Living Room.
